Well, you can either hold the property in an entity (LLC), or as an individual/trust. 

In that case, certainly get the seller to sort that out first or you could have a headache.The property management company that I like and trust never hold you to such obligations from the start, they operate with the highest quality of service and basically maintain that if you don't like them you don't need to work with them.

Or a private annuity trust. 

In fact, I'd probably already have a LLC set up but I got to the part about them wanting you to have an in state address. 

On experience, having prior landlording and real estate experience I think we a major help in securing their trust, each bank meet with me just so they could gauge me and my rental experience.
