The market I am looking at is extremely hot right now and houses are sold within days of being on the market. 

So I'm not sure if all the repair is absolutely necessary to sell the house.I'm stuck between a rock & a hard place because I trust them both in their knowledge & abilities.

It stands for Delaware Statutory Trust and is a trust / pass through entity in which a sponsor (think big real estate investment corporation) buys institutional property (apartments, self storage, commercial, medical office, etc) and then sells interest in the Trust/Property to investors.

My husband and I (together) jointly own our personal home in CA (we have a mortgage on it).My husband alone owns 1 vacation property in ME, 3 single family rentals in CA with mortgages, and 6 single-family rentals in IN.My IRA owns 2 single family rental properties in IN and 1 single-family rental property in OH.None of these properties are currently in a trust or LLC, they are just in our names and the name of my IRA.So far, I've talked to Geico and Foremost since we have dwelling insurance with them. 

I'm anticipating them not having the house clean by the end of the lease and I don't want or trust them back in the house. 

I'm looking for some input and/or comments on what some of you extremely successful investors would do in my shoes.

Also not sure if a trust would be a good option.Any help is appreciated.

@Mido AliIn terms of general business Principles by Ray Dalio was extremely insightful.The book on rental property investing by @Brandon Turner is one of my favorites for Real Estate.

My gut was to stay out of it but since this is kind of a different situation that I hadn't heard about before I thought I would throw it up to the brain trust to ensure I had considered all the angles.
