I previously lived in Boulder for a few years, and am kicking myself for not being ready to pull the trigger when I arrived.

With that said, I know returns are different deal to deal, but I'm trying to get a feel for what investors typically expect to get when pulling the trigger. 

We are not ready to pull the trigger yet so it is mainly just to get to know the market, but I would be more than happy to show you some of my findings. 

Once you pass the 2-unit threshold in R-4 it gets much more complicated as you trigger various requirements (i.e. need to provide 1 parking space, 2700 sf lot, etc), all of which you will need to go through the BZA process to get an exemption from having if you don't have it already.

We already have some targets in the cross hairs and are seeing if we can put a deal together.

I guess my questions would be to all of you are:What other due diligence should I preform on this property before pulling the trigger?

Have a set of balls to pull the trigger when you do have that first deal on your lap. 3.  

Curious about how long it takes a first timer to pull the trigger on a first property.

I definitely don't want to run like a chicken with its head cut off when I am about to pull the trigger on an actual property.
