If the property has not changed hands in a long time the current owner may be paying taxes considerably below the current assessed value--that value will be stepped up for the new owner.

My wife has a pretty good job and aa great boss that has been very considerate of my situation.The math anaysis side of investing is very important and must be done before all offers as well as looking at the prospective property or at least have a clause in the sales contract that allows you the time (about 10 days) to make a detailed inspection and possibly back out of the deal without a penalty that would hurt to lose.

. ($800 for the 2 bed 1 bath, $800 fro 2 bed 1 bath, $800 for 1 bed 1 bath with garage spot, extra garage spot $75 to whichever other unit wants to rent.)Other consideration, I currently live less than 5 mins away and pay $1100 per month in rent.

If the tenant has really sensitive allergies then that can trigger a response versus not bothering someone else  at lower levels.Definitely you could have an inspector come in and look at the issue that is well qualified with the proper initial equipment and track record to see if a mold company and further testing is warranted.No legal advice given.

Supposedly this type of set up still provides for liability protection through your LLC but does not trigger the due on sale clause on your mortgage because of laws that prevent this from happening when you move assets into a trust for estate planning.So far I have regretted moving my property into the LLC.
