If that’s not you, I’d be very cautious going no inspection contingency unless they have had a very recent inspection and provide you the report upfront.No appraisal contingency will have financial implications if it doesn’t appraise that you need to be prepared for.  

What do you guys know about utilizing the stress test when running the numbers on properties, and is it really something that needs to be done?

If you're feeling positive about it, then you can try to polish up your resume and goes to interviews to test the market.

currently a senior in college. been reading bp books, attending webinars, listening to podcasts, and trying to learn as much as possible. going to do a house back once i graduate. what are steps i should be taking now to prepare?

Be prepared that if you are bound and determined to buy in the current market you could very well end up with the house appraising for less than you are offering, and would have to come up with the difference CASH (if this is a surprise, PM me for a full explanation). 

And if you started without one is there anything you suggest reading, preparing for, etc before i start?
