Hey BiggerPockets,I'm new to the site, and I get the sense that dropping an intro like this is the way to get started off right.I've sort of been a real estate investor since my first home in 2004 - when I rented out two of the three bedrooms to friends.  

CD terms are really popular now, sellers tend to prefer those over price drops, and even come on market out of the gate with acceptable CD terms being mentioned.

While the transfer process seems to be easy enough, I am having problems with the insurance and mortgage companies.Both have told me that they would drop coverage/call the note if that happens.I do have a personal umbrella policy, just as a side note.How do I go about this?

They dropped the issue, I let her out of the lease and kept her security deposit.

BUT, its the same situation, the price had been dropping every month and they didn't drop it the last 2 months, if they would have made consistent drops, my offer is pretty much in line with the expected ask price.

Foreclosure takes 7 years to drop off your credit report, so the longer it is the smaller the payoff.  

I'm thinking you will have to wait for it to be listed and then probably wait until they drop the price to somewhere close to what you consider a good deal.
