Sadly, Atlanta prices have soared so am pretty much out of this market.I am now focusing on Detroit as am seeing some opportunities for flips and hold to rent for cash flow.I just purchased 10 properties in Detroit, flipping a few and holding most as its a rising market.

Not always easy, but I have been doing thisSo many markets have been rising since 2011, its getting much more difficult to source good cash flowing properties.I started in Atlanta, but the competition is fierce and very difficult for the numbers to stack up today.Now I am moving on to Detroit, this is a gold mine, but be wary investors there are good neighborhoods and bad, get this wrong and it will like flushing money down the toilet.Looking forward to hearing about your experiences.

I am looking for appreciation in Multifamily and even in hot markets rents do not rise as rapidly as a SFH appreciation so why buy in an area where there are low cap rates ?

I build elevators in NY/NJ and while NYC is busy with all the high rises going up in Hudson yards, NJ is also very busy with apartment complexes.

If you were only planning to use the money once to get an investment going and then pay it back, then I think a HELOC would be good.If you plan to keep using that money to do more and more over a long period of time, I would think about doing a cash out refi because interest rates are still low but rising.

I purchased the property as owner occupied, but I’ve since moved out of the country for work so I wouldn’t qualify for owner occupant financing again (and interest rates are currently rising).
