I would expect one may be able to go a little higher than 70% as long as the numbers still work and the property is still cash-flow positive.If these questions are already covered in the forums then my apologies as I have simply not made it that far yet.

Theft from vacant homes is typically not covered on any carriers policy and the threshold where vandalism becomes theft can be vague to someone who does not do insurance every day.

We avoid asbestos siding on property as even if it's covered in vinyl, you're one wind storm or tree limb from a major expense.

Also even if a tenant knew about the program (most don't) and was able to sneak it by you (which it would take a lot of chutzpah to try) they would be in violation of the lease and could risk eviction and would almost certainly lose the portion of their security deposit required to cover the utilities.
