Here is an example from a recent building we were looking to acquire that had this exact violation on the owner caused by an upset tenant (note the garage was there before he owned it, but current owner is still responsible): You then need to submit full plans/permits and bank on zoning allowing the change.

Ah, Raleigh/Durham - one of the fastest growing metros in the entire country. https://www.statista.com/stati...The research triangle is saturated - don't feel bad that you haven't gotten a deal yet - you're in a very tough market - from my understanding, it's not uncommon for retail buyers to submit $10,000 non-refundable DD fees with their offers in that area which is crazy to me.
