The house is in general good condition, but apt is rented under market value.The seller refused to give notice to the current renter, they also refuse to request the renter to clear their stuff from the attic, basement and garage, all of them currently being used as additional storage (even though none of this is stipulated in the lease agreement).I would like to give notice to the renter, as soon as I take possession of the house that I will not be renewing their lease.

You can assist them with stuff you’re good at, and they can teach you stuff they have decades of experience in.

If you have a PM you need to trust them to take care of the small stuff and consult you on the big stuff   

Then do the things you need to do to qualify.I can think of plenty of stuff that someone with a bit of a nest egg who can qualify for a VA loan and has the downpayment and a decent credit score can do in the DC metroplex where I am, because I know a number of people who have done it, and I mentioned those above glancingly.  

A new roof today that costs $6k to replace (probably more in 30 yrs), but you can either budget $16.67 every month for 30 yrs, or budget $100/mo for 5 years prior to needing replaced, or hope to have the cash available when the inevitable day arrives.

Last week we attempted to close a wholesale deal in San Antonio but we were not able to proceed because we couldn't guarantee that our wet signature would arrive within 24- 48 hours. 

I could rent it as-is but would rather not - would rather not deal with the constant calls to fix stuff if its rented out.

There was so much stuff in the garage we litterally found a truck while cleaned it out.
