You might consider Niche or Specialized Housing like student housing.

This is why attending and participating in local clubs is so critical.

@Bruce Kozak The utility here will not participate in sub-metering, but do not care if you install your own manifold of sub-meters after their entrance.

We're forecasting gross rents of about $2,200/mo - with a focus on students of Case Western University.

@Peter MacKercher  The owner has been aware the whole time, and has signed the addendum as well.I have manged student housing a for 8 years and have never had to evict anyone, usually we can calm things down to be bearable, but I have never had to deal with safety concerns like this and am wondering if this can be an immediate terms for eviction.

I'm 25, with a bachelors degree, working in consulting, making 65k with 18k in student loans, renting, no car payment.

I'm not great at excel so I'm struggling a bit to log everything into it on this student housing I just purchased.
