We are looking to find a good team to structure plans for each unit, any recs. on plumbers, electricians, contractors in the Seattle area.

Your bank requires 35% down, I usually structure such mortgages with a lender that requires 20% down. 

I recommend you consult with a mortgage broker who can structure a mortgage that is right for your situation. 

I have built up a small portfolio on my own and am now getting under contract for an 88-unit deal for $8.65m.I will be raising capital for the first time ($2m of it) and am piecing together the whole structure.

I am not familiar with creative financing and I'm not sure how to even begin to structure this, but I feel there is a deal in here somewhere potentially I'm not seeing.

If I don't have enough cash on hand for the down payment of the larger deals, how have you structured financing the down payment?  

At a minimum, you'll need to take care of any structural, mechanical and plumbing work the home may need.
