Crime websites say it's a somewhat higher crime city, but it's nothing we've directly experienced, just part of living with other people, and we feel quite safe there.My question is about some of the neighborhoods in our area.

I would suggest talking directly to hard money lenders and not work thru brokers - less fees to you upfront.

I believe they scrape most of their data directly from the MLS; that means there will be a bit of a delay, but for most people it won't be too big a problem.

Whatever direction you go, don't buy in cheap, low end neighborhoods just because they are affordable.

The two other methods I am aware of are installing a motorized main damper to direct flow to the area calling for it and hydronic boilers driving several remote air handlers.
