They will probably give you a proforma which is just a view of income and expenses through rose colored glasses.

Do renderings (digital, so I can do it very fast) of properties showing what they would look like with a different color scheme, or a bungalow as a Cape, or a ranch with a 2nd floor, etc....  

Lighter colors hide everything.  

Write one note on plane white paper, lined.Then copy it onto plain white paper (or yellow) with no lines but in color mode.Your note and the lines will copy onto the new sheet and should look hand written.
