Hi Heather, Your lending options can vary greatly depending on what type of property you are looking at. 1-4 units, 5-10, and beyond will have different types of lenders and more importantly different loan options. 1-4 you will have the options of FHA/local banks/conventional.

I would recommend reviewing the property management agreement.

Hi Sohail, I've got a great commercial lender that I have used personally and my clients have used for various commercial deals.

However, they are not familiar with the process of being private lenders.

I would like to connect with some private lenders to find out what sort of returns you are looking for. 

As for the down payment, I would make sure you always have some cash on the side lines for liquidity as lenders will want to see cash amounts outside of credit lines.
