All that stuff under the sink is cheap, too.Besides, you can replace all the stuff up to the wall (fresh water and drainage) in less than half a day (taking your time), so your saving time logic has already failed you.

It's just dated and dirty, though the outside appears to have been freshly painted in the last few years.The sellers have been great as well.  

Business wise cleaning house and getting off to a fresh start with rents at market stabilise your investment and immediately rises it's value.Do not fear operating a efficient business model.

As long as they don't tie up the unit for too long it's sometimes easier to wash your hands and start fresh.

I would start with fresh paint, perhaps brighter colors.

I'm writing my responses from past experiences and I firmly believe it's reality and I don't want all these new fresh investors to get sucked into this dream that 150 a door is a win because they are to setting themselves up for failure once reality starts hitting....
