My goals is to buy and resell 4 properties in the next 12 months. i am looking to assemble a great team of cpa, lawyer, broker, insurance broker, escrow agent, inspector, contractors, handymen, etc. any recommendations or referrals would be much appreciated.

I haven't found a group that is able to consistently acquire any reliable flow of properties at much lower than 60 cents on the dollar, and they mark them up 5-15% when they resell them.That said, if you're doing the pre-foreclosure thing, you're dealing with owners, and they are not so savvy and are willing to take a steep discount just to keep from being foreclosed upon.I would guess that either Ryan or MikeOH can add to this to let you know how they are doing this.Sean

Hi Eric - thanks for the input, I was afraid of that...the units are currently vacant, and so it would take some time to get them occuppied...I am in the process right now of researching the last 6 mos of resells in the complex, and then adjusting my own "closeout" price based upon what I find out...thanks again.

I good deal is 75% and money can be made as high as 80%, if, AND ONLY IF, you have a good team to keep your costs done both on teh rehab and on the re-sell costs.So if the exit is $125k, then 75% of that is $93,750 and if the rehab is $15k, then your max offer based on 75% of ARV would be $78,750.

Its all superficial damage, from what  I can tell, but of course I'll get a professional inspection before doing anything.Anyways, the condo is empty now, and her son moved out of state.She has made the payments, but never fixed anything inside.I asked if she was interested in selling and she said definitely is.She is asking for about 70% of market value, but I want to offer her 50% now + an equity split after I fix / resell it.

Kevin,Many banks will place deed restrictions on properties typically stating you cannot resell it within a certain time frame (usually 90 days).
