I am sure, that based on the pure reading of the law, they are absolutely correct in their guidance and they are probably great corporate and real estate attorneys.

@Hannah Joy if you find a lender that doesn't have DTI, bank statement, or cash flow requirements...please let us know. 

Purely unleveraged in my market, I am looking at maybe 7-8% and that is if I do my buying well.In general I think this discussion should differentiate between leveraged and unleveraged returns.  

I have no doubt that investing for pure cash flow is much more lucrative in the short term in places outside of the Boston/Cambridge area.

I agree with hard money lending or a good yield fund, especially if you're looking for purely passive returns. 

I would locate the property and bring the figures at the table (locating, research up to ARV), the principal partner would be pure funding only.

This is of course purely hypothetical as I am not ready to buy.
