@Matt Roth for mailers there are various list providers that provide different filtering options, absentee owner, by county, state, type/size/class of building etc. 

Websites like Zillow, Rentometer, and local real estate sites can provide initial insights.

If you're wanting to do it full time it would be a great option or if you wanted to do it passively there are several turnkey providers in the southern/middle part of the country where the price points are easier and the laws are more landlord friendly. 

I don't ask for SSN and also personally have never provided/been pressured to provide them myself when I used to rent, and honestly don't want to open up liability for having to keep someone's SSN either.

Collaborate with nearby property managers, real estate brokers, and other experts to obtain important information and handle regional laws.

We've taken over management of too many properties where the agent did NOT obtain leases, ledgers, tenant contact info, etc. for their investor client - forcing us to try to chase these items down, which we're not always successful at.

She then applied it by visiting them before we had any official agreement, or me providing them permission to go on the property.
