The attorney fees alone would consume a sizable portion of a $500k or so seed raise.

Each portion of the work scope should be broken down within the draws so that things are done in an orderly fashion, and you should only pay for work that is completed and has been verified in person by yourself or your trusted appointee (who should have construction experience and be independent of the contractor).  

My understanding is that you take the "improvement" (meaning - exclude the land portion) part of your property and depreciate over 27.5 years.

-you screen the tenants the same as regular (minus the 3x or 2x income requirements; i think they have to satisfy that only for their portion of the payment)-i suggest contacting the local HA (Housing Authority) and get a feeling and also find the needs around the apartment sizes you have.
