In my professional career I mentor many NFL Players and when I tell them Gold and Guns they immediately think Rolex Watches, Gold Chains and Uzi's and although all are fun to have they are not the best value for your investment.

To stand out and compete - it is best to find a 1bed condo with established historical short term rent coming in or at least find a good property manager that manages a bunch within the same resort/building so they know how to market or have an established clientele.

They are realistic about condition and cost - they also have good network references.I have been in the Central Pa area for 6 years and am still learning the nuances of neighborhoods, unit ages, good vs bad condition, and good players.

Keller Williams, and Hegg are the 2 major players for Realtors in Sioux Falls...I've worked at both companies.

And you also have to consider the fact that there are a decent number of resorts you have to compete with.Again, it can be done but patience and running numbers will make all the difference here.

If you are planning to run this as a resort or something like that, you would want to look at a SBA business loan to get started.

In today's REI strategy there may be slight changes but as you know from your decades of experience, the game doesn't change much, it just has different players.

IE takes little to no money.. which I am sure you know is simply not true it takes some money and to be a big time player it takes a LOT of money.
