that's the issue with older properties in the midwest.and the weather is not as good =) but you know that. 

Perhaps you can be more specific on what deals your referring to.

My posts got me into a lawsuit, all the people want that are bringing charges against me was for this specific review to be deleted.

I have flipped a good amount of houses like this one (without the snow issue lol).Get 3-4 different contractors to bid the job and then get started on it ASAP.

I am worried that purchasing the property and then transferring it to the LLC will trigger a due on sale clause that could cause issues after purchasing the property. 

Specifically, a location I am looking at is Ashford WA, near Mt Rainer National Park.

I like 3/2 brick or block houses (so I don’t have to paint) and are in the sunbelt (Specifically TX and FL markets with growing populations over 100k) because I don’t want pipes freezing, since we started investing while we were overseas.  

I super managed the property – income, expenses & loan - and took care of all maint. and mgt. issues (the water damage was handled through the previous owner’s property ins. ) and brought the occupancy to about 100% while raising rents about 20%.
