Greetings, BP Team.I am putting the puzzle pieces together in order to get ready for my first project, and ask that Houston-area investors reach out to me with the names of trusted contractors.Specifically, I am in need of a general contractor that:1. provides estimates of rehab works that come reasonably close to actuals (firm bids would be a plus),2. is able and willing to do cosmetic work as well as studs-deep rehabs,3. has a dependable crew(s) and is known to hit targeted completion dates,4. is knowledgeable of Houston / Harris County permitting and inspection requirements.As this will be the first of a long line of profitable projects, I really appreciate your referrals and any other recommendations that you could lend me.Thanks in advance!

@Noa Zell Agreed with @Jon Schwartz on first identifying the allowed uses in the MR1 zone and then reach out to the Planner to discuss the options for permitting those uses and the timing.

The issue I'm running into is that the client has a low credit score (below min FICO guidelines) and with her on the loan, they wouldn't qualify.

If there are any issues with the tenant or the property, you'll need to communicate with both the tenant and the PHA to resolve them.In my experience, Section 8 tenants can be some of the most reliable renters.

I paid the collateral mortgage through by using Wise, after paid, they said they require pay 25% instead of 20% because their management team cannot proof. they provided different wise account and I become suspicious but I still paid.They claimed they would disburse my loan, but due to a system issue, they could not.

We also have issues trying to get our ServiceTechs there for a bid as they may be caught up on other jobs that need to be completed first.
