It's about as true a thing as there can be in investing.Is there any property in the United States -- not bought on a sink hole or something -- that isn't worth considerably more today than it was 20 years ago?

The competition around me is 1bd apartment units and other SFH that bigger or nicer than mine.

Question I have that I can't seem to find a clear answer on:I am going to finish renovating a property this spring, and would like to immediately sell and flip it using a 1031 exchange into more units.

My only truly cashing flowing property is a multi-unit in Bay Area, co-owned, acquired pre-2013.

I bought a 3 unit property in Los Angeles in 2020 and i'm currently in the permit process to turn into a 5 unit.

The upstairs master suite features two large walk-in closets.The roof is 10 years old, A/C unit and water heater 7.

I’m not sure how to go about it I’m a rookie at this and bought my first 4 unit apartment 

60 rentable units. 3 are being used by the company, but I'm going to reduce that down to 1.

Investment Info:Large multi-family (5+ units) buy & hold investment.

I'm a trust but verify guy so 3 times a year we have picture inspection reports done so I know the condition of the unit, cost $75, Will share information if requested.Best,Mike
