Well....you know the drill....I'm not giving you legal or tax or even insurance advice but there were advantages for me in my opinion of owning some rental as a Sole Proprietor and I have the umbrella...I've never made a liability claim against any policy but, again, I have the umbrella.

Just trying to gather some thoughts and figured I wouldn't be the only one with this question on my mind so here it goes..I have two deals under my belt and my feel/opinion lately, compared to last year, is that I have a tiny bit more confidence in the overall market down here in but honestly still have a good bit of above average hesitation when it comes to fully going through with a deal.

Echoing what others sayGet the info (12month+ rent, etc.)Underwrite it to see if it makes senseAgent (if it makes sense)See what the current tenants want (are they moving out, are you going to have to evict, m2m or year lease, etc)Make offer (they will more than likely counter so in my opinion don't go in with your best and final)Make best and final (and stick to it!!!
