Are many people doing this without getting official approval from the bank first?

St Pete officially does not allow it, although I hear and see people doing it without repercussions so far. 

This creates an official separation of the companies.

The only other thing I heard of for zoning is a city official told me they want 1 parking space per unit so you'd need 3 for a triplex but still only 2 for an ADU.
