Thank you for the advice, and sorry for taking so long to respond I'm currently getting up to speed in a new job and trying to find a more permanent solution for housing rather than my car and the occasional couch. 

We rent primarily to families but occasionally to ladies trips as well.  

Occasionally, and I mean occasionally you will find a property that is vacant and that's where you should jump in quick because you can set your own rental amount. 98% of the landlords have not kept up to anything even close to market rent here in the East Bay......As an example I have seen hundreds of times where a landlord is selling their duplex, triplex, fourplex and they will have 2bd/1ba or 3 bd/1ba or even 2bd/2ba units renting out for less than $1,000/mo.

But again, some properties have issues that cannot be seen from the road, so occasionally, I would walk over to check them out.

I constantly mention hiring a housekeeper, as our laundry and dishes never end, not to mention the rest of the house.

We only provide a vacuum and supplies to be refilled (toilet paper, dish soap/pods, coffee pods, paper towels etc).

Otherwise, people going around you occasionally is simply a cost of doing business in the manner you are doing business.

I can't tell who lives there if anyone, but, I've occasionally seen a car and I suspect an old guy. 

I think these properties are a lot like mine and I personally wouldn't be interested at a 12...These properties are not for the faint of heart...Occasionally you will get a meth lab etc, they require lots to get in rent ready form.
