You don't need to give him any reason if he's on a month to month lease for giving notice to move (but seriously there are numerous violations here if you need them, criminal activity, unauthorized pets etc)If he's going to tear it up he will regardless when he moves (and probably already has) 

Probably get more in the numerous blighted areas, but I don't recommend those to anyone.

I have met numerous people that bought themselves a UPS store, Subway, or Fantastic Sams as a “retirement” gig only to find themselves working in those places more hours than they ever put into their jobs with only a modest income.That said, I think purchasing a small business can be a great way to grow wealth.

Cash on Cash formula is Cash flow/down-paymnt + fees.Per door is Cash flow/number of doors.In both cases the numerator is the same, changing the denominator just gives you a different way to look at it.
