I'm also a newbie but have remembered reading that most lenders will not loan to LLC's, and if you transfer the title over to an LLC after you close you run the risk of the bank calling the mortgage due since it's technically hanging ownership.

In one event I had an opportunity to work with a Realtor to learn but the interesting thing is he flat out told me he sucks at teaching and it took him 2 years to do his first deal but I still gave him a try to find out that his teaching consisted of me hanging up bandit signs and getting a $25 ticket.

I worked for a design-build firm earlier this year that was strongly into the Triple Bottom Lines, and after hanging out in that atmosphere, so am I. :)As I'm going through the preparatory work for my own company, I'm now facing the question of whether to form a Benefit Corporation (as in, "start a corporation, elect "B" status, then ask to be taxed as an S-corp), or whether to just get the B-corp certification (i.e. create an LLC taxed as an S-corp but throw in the $500 annually for the B-corp cert).
