I would be looking at about 50 K loan and can go  upto 12 % interestTo be clear this is only for future ..most probably next year when I start to scale 

I have a very odd situation:I basically bought a house for a friend of mine about a year ago and gave him a 5% interest only loan for the entire purchase/closing/renovation costs.Both he and I would like him to get more permanent financing.But, he does not have a social security number. 

And then payoff the home equity loan about less than $60,000 within 2-3 years.Thx.

(the same loan you likely used to buy the now rental and your current primary) There is no reason no to use a conventional loan if you qualify because the rate AND terms will be better with a conventional loan then a DSCR. 

Can I use a DSCR loan for these homes?

Is there any other loans that I should apply for?

Here is what is being considered:SCENARIO 1):1) Parents loan us money at X% rate.2) Loan terms would allow for early payment without penalty (we would get a conventional loan in 2-5 years to pay parents back). 

We would be looking to use a conventional loan.

Mobile home loan?

Anybody on the LLC or the operating agreement can qualify For the loan.
