I’m considering putting an offer in on a triplex listed for $220k.

If the lender you talked to only has this option, you should shop around for lenders that have other loan products-80% cash-out refinance is going to be challenging in any circumstances, but especially with a short seasoning period. 

The agent we are working with would like to list it at $1,300,000 OR I think we could rent it out for $5000-$6000/mo. 

Have you talked to your insurance company?

Sure wish I could remember who it was but somebody was talking about creating your own owner financed notes and they weren't a vendor.

She just moved to another one and my PM hasn't gotten me the name of that one just yet.That's probably not an exhaustive list, even my PM is having a hard time keeping track.

I'm not exactly sure how the other BP members assess their percentages, but I'm talking about straight offer price to list price w/ no accounting for any additional financial terms.

I'm talking about a thorough analysis to include economic trends, population trends, crime, rents -- the whole gamut of relevant data for a particular market.
