The first pillar is avoiding unnecessary and risky activities (don't drink and drive, insurance generally won’t cover your poor decisions) and take good care of your investments(maintain your property, etc) - these simple steps will help you prevent lawsuits before they even occur.

Well saying they don’t offer protection is false because There’s many ways to protect yourself and your asset from lawsuits .

Generally, your home and qualified retirement accounts are protected from creditors, bankruptcy, and civil lawsuits.

These arrangements also often result in lawsuits which is why they are illegal in some states and many listing agents will not work with unrepresented buyers under any circumstances.

The LLC was intended to protect my assets from some unknown lawsuit from a buyer down the line.

As it is you open yourself up to discrimination lawsuits if you have a willy nilly policy (ie dont have one) ETA in my area the local housing/tenant orgs like to call and ask questions /set up tours and try to see how LLs respond to questions like this to see if the LL is following local laws.... - so i assume this happens in other area too...
