There was that story in SoCal of the unpermitted ADU that got occupied by a squatter that they couldn't get out because it wasn't a legal addition.Another thing to consider is the layout of the ADU relative to the house.

.- there's really no risk unless you miss a contingency period for backing out.You could write up a working agreement, similar to a typical client/realtor agreement, which would lay out standard terms to be in any contracts which your realtor uses your POA for.

Now our son (self taught) draws all of our preliminary architectural and site plans, we then give them to a structural engineer that has a licensed architect he works with, (they charge by sq. ft.) she goes over the plans we submit and looks for any errors in the design, etc. and gives suggestions if needed on design or layout, and it works really good for us, and saves a lot of money.
