As both an Airbnb SuperHost of my own property and a former Airbnb property manager, the worst mistake I ever made was using my own funds to make expensive repairs when the property owner could not wire funds in time (and apparently did not have reserves).

<g>Although, that being said;  to a large extent tenants tend to either stay with me for a long time or are forced out under less than pleasant circumstances.  

If it has to go beyond that and I was somehow found negligent (maybe I or my property management group didn't put down de-icer in time) Then my policy may come into play to pay the difference, if I am unable to pass the buck onto the property management group for failing to properly maintain the property.  

Not all people on S8 are "low level", don't judge a book by its cover, you may be in for a pleasant surprise.

The worst case in such scenarios becomes your best case in that if they fail to perform, you foreclose, take the property back, finish the rehab and re-sell yourself inside the IRA and likely make more than just the interest you would have made on the loan - even after you factor in time and foreclosure costs.

However one thing is for sure, In times like this it does pay dividends to have a previously established relation ship with a plumber so you can get one in a hurry if you really need one.
