Hi John--I'm in Kane, DuPage, Cook, McHenry counties...

With a duplex which are super common in Milwaukee you are in that in-between space where most owners try to make the tenants do it, but that can be tricky.

In general, if there's nothing in zoning or the deed restrictions prohibiting the division of the property, it's mostly just getting it resurveyed and presenting the new subdivisions to the local government (county usually) to have each lot recorded as separate parcels.

New Builds especially but I know many who have struggled to sell in East Austin recently.

It’s located 5-10 min out of town in a rural area.

This is small potatoes in the day to day for a real estate agent.

I'm considering a multi-family in dutchtown right now and know VERY little about the area and St.

But I know some investors that do that if they believe in the long term appreciation.
