Kurt:A change lease is an amendment to the current contract (lease) where executing a new lease would replace the present contract.Smartkeys are fine if you have one or two doors, but they do not work in master-key trees and are a royal pain in the @$$ if you have many doors.

If your guy is cutting the hole in the wall then I could see why he wants a $1,000 as it is kind of a pain.

He's a pain to work with, but the properties are nice.

NO biggee there in all the years I have been doing this I have only had to talk with IRS once.. and at that we just paid them a litlte extra they did not redeem.. they threaten to .. but we had such a monster spread that they accpeted a few bucks.HOA's can be a pain depending on the area.But by and large you should be good...

I feel your pain here, when looking at getting into multi's.

I am interested in buying some properties out of state that are turn key or close to. but i admit i am painfully unexpierenced and looking to learn new things!!

There will be mistakes, there will be growing pains, but I know that it will be lessons learned that will only be of benefit in the long run. 

Now one of the issue you will have is that you will not be able to have it properly licensed...which will be  a pain in the but if you have to evict someone from it.  

It was a total pain to get the letters formatted correctly, took me hours, but it's worth it to get a system in place that's cheaper than the other options out there.

But I think if shes been this much of a pain already then I would just try to null the lease and start with some new tenant prospects.
