But if you're looking to purchase and flip within the next year or two then that could have some consequences depending on the market and if you buyReal estate historically has gone in Cycles it's normally a 7 year cycle where it goes up it goes down and then it goes sideways so depending on your strategy would depend on when you're buying in the real estate cycle

With the recent historic appreciation, almost none.

Demand is too high, far too much of the property value was already being bought cash prior to low interest rates, and it is a historic capitol city after all.
