Establish a high standard screening process, and stick to it.

The asking price was too high and changing the zoning from light industrial to multifamily would take 6-8 months. 

The trick is finding a market that has future growth along with a high rent to price ratio.

I think Chicago has a lot of houses in the surrounding neighborhoods of downtown that are up-down duplex, so a building can be 4 stories high with each unit having 2 stories.

Last project we did, it was 16k for water meter, $26k for underground electric meter.

., it has been a while since I was working full time in the retail world, but what Michael outlined was typical when I was in the space.The only reason I could see having to pay anything during your buildout would be if this is a high demand space.  

After inspection, we discover there's drywood termite damage, moisture/water leaks seen from the attic and ceiling, roof doesn't have a permit with old patches.
