Once the buyer moved in he did not like install, equipment, timing and refuses to pay for the equipment.

Inflation declined by 0.1% for the first time since May 2020. 

Personally I am not a fan of sitting on a lot of POH homes for sale at the same time. 

If the rental number are bad it's time to sell and move into another deal. 

I am up near Lewiston  and have some experience in the more rural areas of Idaho would love to meet up some time.

We were able to work with the sellers since they were going through tough times and wanted to get out of the house quickly.

You should always vet your agent to ensure they are experienced and working hard, full-time, in the market.It's nice if you can find an agent that specializes in real estate investing, but any solid agent should work well for you. 

I would love to continue to flip houses but now having two little boys makes the "live-in" part a little difficult.Outside of real estate and taxes, I enjoy spending time with my family, whether at the beach or in the backyard, and sharing new experiences with my 2 sons.

It will still be a period of time before rates start to come down further and it will take months before it is felt on the for sale market.
