I'd like to have a philanthropic plan (as well as a business plan) but I haven't decided on the best strategy that balances the two.Thinking about it, if my goal is to maximize my philanthropy over my lifetime, I could write a matlab program to determine the best rate - but my gut tells me it looks like this: don't donate  a thing until the very last year, then donate EVERYTHING - but is that so bad?

We are looking at a potential property to flip, but the rehab is so extensive I'm trying to determine if tearing down and building new would be a better option for this one.We have run our numbers for both alternatives, but I was curious what Atlanta area investors are paying their contractors (price/sq.ft) to do a complete "gut down to the studs" rehab with mid-high grade finishes.And on the other hand, what should you expect to pay in the Atlanta area for a new build with mid-high grade finishes (price/sq.ft.)?

With that being said, if you can get a good deal on a property for say $60k or under then you should be able to do a full gut rehab for your budget.

The review service is great too although that can be corrupted sometimes so you still have to use your gut and your smarts to figure out what is up to be 100% confident.

On the flip side, I haven’t had an inspection on the cheaper 1 bed that needs work…….. so your right, who know what problems that one could have.My gut is telling me that the 2 bed 1 bath is the way to go, I just wanted to get the communities thoughts on the situation to see if I was missing anything…..
