Depending upon what county you're in, and the month you close in, you may have to pay 6 months or 12 months upfront for property taxes as well as the full year premium for your hazard insurance (flood as well if you have that) PLUS you have to fund your escrow with a couple of months of taxes and insurance as well.

Being that upfront cost would be way too much for me to try and take on my own and also since I don’t have experience it’d be difficult to get a loan of that magnitude to subdivide and install utilities drainage storm water etc.

Our lease requires 60 and it also has an ELT clause, but again she says that she will complete the term.This is a new issue for us and do realize its a business decision.Any suggestions on navigating these waters, or do I have to get fitted for a Simon Legree hat and cloak.
