Now applying this to Philadelphia, you can easily go into areas of North Philadelphia or areas of SW Philadelphia just as examples and find properties that pencil as BRRRR's as easily as it is to pick produce out at a grocery store.

At that point, I will start to make some judgements about growth vs. payoff vs refi, etc.You could use the money to continue to accelerate the payoff of your primary then get a HELOC on the equity to fund the downpayment of a rental property if/when you find one.For me though, I'm making minimal payments on the mortgage and getting the investment snowball rolling as soon as I can.

I have the similar settings as @Bruce Woodruff "guest must have a good track record" and I send a pre-book message that they will have to provide me with their email address in order for me to send them the rental agreement and I have not had any issues with using that option.

On the other hand, single-family (typically) provides a tenant pool that can be more manageable and longer leases, and I am assuming maintenance and capex could be on a smaller scale, but I could be wrong on that.

@Kyle Rucker- thanks ....you will have a tough time locating a 2nd loan for  180K +  ....Ask the realtor you are working with for options ...Make sure that the lender holding the FHA loan will be able to approve your assumption  request  ( this can be a long drawn out step ) .....if you do find a 2nd mtg - compare the fha loan and 2nd mtg  to a  simple new FHA or conventional loan as there may not be a large difference
