matthew..completely agree... when I start getting asked these questions about "investor friendly" i usually run the other way...because it does mean cheap..I flip it around and ask the investor how many jobs they can afford to run at the same time, what's your financial capability, do you have to wait until I finished one job before you can afford to pay me to start another?

How would it reflect and where would it on their financials.

Perhaps it is because I am new or perhaps it is because the LLC I have not created yet has no financial history. 

Someone needs to be a licensed CPA to provide assurance work (audited financials).

Without knowing your entire financial situation and looking at your past and upcoming tax returns, it's unrealistic to calculate this number exactly.Also keep in mind, that cash flow will be taxed, so that will potentially increase your tax liability.

I don't see a great financial crisis moment, but I think you will see a 10-15% correction. 

Sometimes I wish the lenders in my state were available in other states where I do rehabs because they can do things like close in 2 days, fund same-day at auctions, cross-collateralize other properties that I own for down payment, 100% financing, etc.A lot of people think that lenders shouldn't care about a borrower's financials if the property has good equity in it.
