I'm hoping to find something towards mid-town that I can BRRRR so I can eventually live in it when I move back to STL. 

Half my portfolio (18) are in a rural town 25 miles from an employment hub.

I am curious . in older mid west towns the condos are downtown walk to work and all the good resturants.. much of the D and F class is also urban core and will surround the down town areas or be pockets.. so yes you can have downtown hip and 1 mile away the HOOD.. just look at any Morris invest stuff he sold in INdy..  

However, my concern is since most residents drive to neighboring towns what will happen in an economic down turn?

Also wondering if I can refinance using the property tax assessment from the city/town as the "value". 

:@Dylan Mejo This is the only one I’ve come across recently that appears to be off market. https://glensfalls.craigslist.org/reb/d/glens-falls-investor-deal-glens-falls-2/6812515266.html180 Montray rd in queensbury has also peaked my interestI’ve seen those, Lawrence street duplex is not really even offered at a discount for the work that is needed.. plus it’s on the iffy side of town.
