We booked our second tenant at $650 on a one-year lease to a young couple with solid income, excellent credit background check and a good renting history.

I think investing in buy and hold property is an excellent idea, but it can easily be a terrible idea if you don't have reserves.  

The hotel is located 30 minutes from downtown Cincinnati and sits on a major freeway right off the highway (with excellent visibility).

@April OdegaardBoth replies above are excellent: see what the laundromats are charging, and also make sure the rate covers your water and electric use.

I've been reading the excellent "Every Landlord's Tax Deduction Guide" by Nolo which I highly recommend.

Watch for their comments as they give an excellent educational overview on various legal issues.

In my case, I suck at property management and so turnkey has been better for me.I also rehab lots of properties in my area and excel in this sort of thing.

I believe it's an excellent strategy, but it won't work unless you have a desperate person trying to get out of a property, quickly, and they're willing to make the kind of money you need to get it done.
