So it goes through a wholesaler who isn’t bound by the code of ethics required to sell on the MLS.Plenty of good deals on the MLS and 90% of the time (yes there is 10% of the time this doesn’t apply) there is a “reason” they went the off market route.

But we also have to hold ourselves to higher ethical standards if we want to maintain CPA licenses.But yes, you are indeed committing felony perjury by saying you are exempt when you are not and could (but granted, probably won’t) face jail time of up to 5 years.Best of luck :)

Always disclose that you are a licensed agent & obey the NAR Code of Ethics, and you should be fine.It does create a different set of headaches in that you are held to a higher standard than unlicensed investors.
