@Zach Bagby Generally if you can connect the dots between what you studied in college and the work you are now doing, lenders will view your college experience as work history and you can qualify with your income once you have a couple of paystubs.

if your business has no credit history, no income, etc. - in order to obtain financing - you'll have to personally guarantee any loans you might consider taking - this comes with a certain amount of risk obviously - because you're now personally responsible for the repayment of that debt.additionally, liability issues are also civil and may pertain to the property you own, etc.

You can buy at a HUGE discount and borrow 100% of the purchase price (with a very low LTV) from the bank (if you have excellent credit, some money in the bank, a history of success, and a good relationship with a small local bank).

In this case, there are enough so it was a mistake on your part to think that the appraiser would use anything else.That said, had you been armed with these comps and photos and history of each of them to support upwards adjustments, you may have been better served (although this is now hindsight).Unless you are successful at getting that one low comp tossed out or properly adjusted, you are stuck with taking the $5k hit at this point.
