After that, I always call the listing agent in order to ask them a bunch of questions and only then do I decide if it is worth while driving out to that property and shooting a detailed video for the investor.

If I were renting and had frequent rodent problems I'd be leaving when my lease ended, don't let these bad tenants drive away your good ones.  

The only knowledge of the property/condition is from public record and just driving by. 

It's just not a sustainable business plan.

Since it's located just a short 3.5 mile drive to ETSU campus as well as the VA hospital, Instates, Shopping and Restaurants, it's a great area for rental property, it's also just far enough away from all that to be surrounded by quiet fields and mountain views.

(photography, video production, meetings, etc) This is for companies to rent your place so you can usually charge more and they don't typically spend the night, just book for like 6 or 8 hours type of thing.The other thing you could do would be direct bookings which would require a website and some type of marketing to drive folks to your website. ( Social media, SEO ads, etc.)

Or the Shipping will open up driving prices down.

Ive seen a couple driving around but can't really find any online.
