While your imediate area may be tought to cash flow, I bet within an hours drive there are neighbrhoods that will make great rentals.

I live in Southern California so something no more than a two to three plane ride or a five hour drive.

Whether you are making $XX an hour working at the grocery store or the same(or more) driving a truck isn't going to really effect your wholesaling business.

Personally I want the remotely pilotable one so I can set at my desk and drive over to look at a property.

It's a great area to live and centrally located; Nashville, Chattanooga and Birmingham are only a couple hours drive.

Neither of them were successful in the financial sense (at least in the way I measure that now) but they were both a necessary part of the growth process in that they gave me experience.
