c) Renovations: because projects this size typcially means we have to schedule, monitor and followup with multiple contractors to make sure proper permits are pulled and work done before next stage started (like making sure plumbing, electrical and/or HVAC done right before drywall reinstalled) we charge a 20% markup.

UPDATEEven though not everything went to plan I am please with the final finish, well 95% finished it still needs shelving and a section of trim.Costs:Appliances - $525Cabinets - $1600Flooring - $600Counter tops - $1220Paint - $50Range hood - $190  Sink/faucets/plumbing - $260shelving - $280Toe kick - $40Electrical - $300Drywall - $500Demo - free did it myselfTotal $5,565Learning lessons:I purchased the cabinets from facebook marketplace it seemed like a good deal however I was only shown the cabinets before they were taken out and thought they were hard wood.Took a lot of my time to refurbish and paint - in total about two weeks!

Zillow shows rental estimate of 995/month. i may be wrong but when i try to calculate things to guesstimate expenses and such i try to lean on the higher side of percentages that i hear people talking about. so i caluted at 950 for rent. then for expenses im coming up with about 835 a month only leaving 115 for cash flow every month (after refinance)  i have trouble with a couple of factors though, mainly repairs and capex obviously something needs to be held back here every month because it will happen, but everything will be brand new so risk of anything major such as roof, hvac, plumbing, electrical should be extremely low.
